When teaching the Agent's duties to the Principal use the acronym: "LOADS"   

Loyalty    Obedience    Accounting    Disclosure    Skill

The Agent's fiduciary means:

 LOADS of responsibility for the agent

and

LOADS of representation for clients!

Leftovers - when teaching the definition of ESTOVERS use the rhyming phrase "leftovers".  This is a life tenants right to gather dead branches to use for firewood.

O.C.E.A.N. - When teaching adverse possession use the OCEAN acronym which represents:  Open, Continuous, Existing, Absolute, and Notorious possession of property. 

Tell the students they don't know squat about squatters rights.
